Welcome to the website for the Trail Ridge South / South Valley HOA, located in the Northgate area of the city of Colorado Springs.

From the North:

Take I-25 south to Exit 156 (North Gate Boulevard). Continue East past two traffic circles and 3 traffic lights (Struthers Road, Bass Pro Dr and Meadowgrass Dr). The fourth light will be Voyager Parkway. Turn right (South) onto Voyager Parkway. Continue south approximately one mile. Pass through two traffic lights (Stout Road and Middle Creek Parkway). Following the entrance to Compassion International on your right, Longs Peak Trail (the northern entrance to the community) will be your next right. Turn right onto Longs Peak Trail to enter the community.

From the South:

Take I-25 North to Exit 153 (Interquest Parkway). Take Interquest East through two traffic lights (New Allegiance Dr and Federal Dr). The third light will be Voyager Parkway. Turn left (north) onto Voyager Parkway. Continue north on Voyager Parkway approximately 3/5ths of a mile. You will pass two traffic lights (New Life Drive and Ridgeline Drive). The third left will be Cypress Semi Dr, the southern entrance to the neighborhood. Turn left onto Cypress Semi Dr to enter the community.

Important Rules

A reminder of some important neighborhood rules. You can find all of the governing documents under the Files section of the site:

  • NO PARKING: There is no on-street parking for homeowners or tenants in the neighborhood. Please see the Rules and Regulations found in the Files section of the website for complete details. Repeat violators are subject to fines. Guests are classified as someone visiting or staying at your house for ten (10) days or less. Following that, they become "extended guests" and must follow Owner/Tenant parking rules.
  • EXTERIOR CHANGES MUST BE APPROVED: All exterior changes to your home must be approved by the Architecture Approval Committee. See the Architectural Approvals section for more information.

  • TRASH AND RECYCLING: Trash service is included in your dues, and is offered by Springs Waste Systems. Trash is collected every Friday. Please have your trash out to the curb no later than 7:00 AM on Friday mornings. Recycling is a separate, paid service offered by SWS, and is collected every Friday, right alongside your regular trash. Click here for more information about both services.
